The Cleveland Planning and Zoning Board approved a zoning change application that would enable a Planned Unit Development (PUD) to be built on West Jarrard Street just off the square in Cleveland.
Tom Williams Residential, Inc., made the application request on behalf of Stacy Sullens, the property owner, to rezone 1.2 acres from B-2 Highway Commercial District to the PUD classification. Williams plans to place 14 small 800-square-foot homes on the property.
At a zoning hearing on August 22, Williams said the homes will have a steel frame that will be constructed at a facility in White County and placed on the property to be finished out.
Williams says the homes are designed for young families or individuals and will be priced around $250,000. To prevent the homes from being used as short-term rentals, buyers will be required to stay in the homes for at least five years or to sell under the same terms.
Following presentations by Cleveland Economic Development and Planning Director Tom O’Bryant and Williams, who detailed plans for the property, the board voted to approve the zoning change with some variances and conditions.
Next steps
The application now moves forward to the Cleveland City Council next month, which will have final approval of the project.
Williams said after the vote, “I’m happy they approved it. I’m happy it got majority votes – almost all the votes in some cases. They had some really legitimate concerns and I think those need to be addressed. I mean, I would feel the same way, but I’m glad they were the majority.”
Williams said they are constructing a porotype of the home they will be building and will have it on display at Freedom Park in Cleveland during Agri-fest at the end of September.
