Mixed development project near Cleveland Walmart clears county hurdle

CLEVELAND, Ga. – The White County Board of Commissioners has given their blessing on the annexation of 27.19 acres of land just outside the City of Cleveland near Walmart for the purpose of constructing medical offices, an assisted living facility, and a hotel.

Economic Development And Planning Director for the City of Cleveland, Tom O’Bryant, presented the plan to the commissioners during a work session and called meeting of the commissioners Monday.

O’Bryant told the commissioners that once annexed into the city, the property is expected to be re-zoned from its current use as single-family residential to Planned mixed-use development.

O’Bryant said the applicant, Grace of Georgia Development LLC., will use access off Donald E. Thurmond Parkway as the main entrance. The property does have frontage on Underwood Farm Road, but the commissioners expressed concern about using that road for any access due to the size and condition of the roadway.

Following the unanimous approval by the commission board, Chairman Travis Turner commented, “ These are the type of things we’d like to see, especially with the City of Cleveland having sewer, water, all of the utilities that you guys need. It makes sense to be in, I call it, downtown, within the city limits.”

The proposed development would contain a 32,500-square-foot medical building, which is expected to provide six medical offices, a 65,000-square-foot sixty-bedroom assisted living facility, and a 24-bedroom hotel.

The proposed development must follow through with the City of Cleveland zoning and other procedures before work can begin. The Cleveland Planning and Zoning Board has already scheduled an annexation and zoning hearing for this property on Thursday, February 27, at 6:30 PM. That meeting will be held at Oak Springs Community Center/Police Department Building at 342 Campbell Street, in Cleveland.
